Why Most Deck Projects Go Over Budget, Over Schedule, or Both
Most homeowners start a deck project with a clear goal: a durable, well-built outdoor space that adds lasting value to the home. What many end up with is something far more frustrating — a project that stalled, a structure that needed repairs before the first season ended, or a process they’d do completely differently given the chance.
At ARK Contractors, we hear the same frustrations consistently across the Greater Sno-King area. Here’s what actually goes wrong — and why.
Multiple trades, no one leading.
Without a single point of coordination, homeowners find themselves managing a framing crew, a concrete subcontractor, a permit runner, and an inspector on their own. Schedules conflict. Questions go unanswered. Mistakes made by one trade become expensive problems for the next. The homeowner absorbs every gap. That’s not a deck project — it’s a second job.
Permits skipped or pulled after work begins.
Most deck construction in King and Snohomish County — particularly decks attached to the home or elevated above grade — requires a building permit. Some contractors begin framing before permits are approved, or skip them altogether. That becomes your problem at resale, during a refinance, or when an inspector notices.
Materials that look right on day one and fail by year three.
Improperly graded pressure-treated lumber. Composite decking installed without correct gapping. Ledger connections that aren’t flashed or lag-bolted to code. These failures aren’t visible at project completion. They show up as soft boards, structural movement, and rot — well after the contractor has moved on.
A low estimate that didn't include half the job.
The original bid didn’t cover footings, concrete, or post-to-beam hardware. By the time the real scope becomes clear, the project is underway and the homeowner has no leverage. This is the most common complaint we hear from homeowners who come to us after a bad experience.
ARK Contractors manages the entire deck construction process — from site assessment and permitting through material coordination, installation, and final inspection — coordinated through vetted subcontractors so our clients never play project manager across multiple unaccountable trades.

The Standard Behind Every Deck
ARK Contractors Builds
Home improvement contractors and remodeling companies vary widely in how they manage projects, coordinate trades, and communicate with clients. Here is what you get when ARK Contractors manages your deck build.
One Team. Full Coordination. Zero Subcontractor Management on Your End.
ARK Contractors coordinates all trades required to complete your deck — concrete work, structural framing, decking, and finish details. You have one contact, one contract, and one accountable point of oversight. You never chase subcontractors for updates or manage scheduling conflicts between crews. That’s our job, not yours.
Permit-First. No Exceptions.
Every deck project ARK manages begins with a clear understanding of local permitting requirements in King and Snohomish County. We pull permits before work begins, schedule required inspections, and close them properly. Your project is fully documented, legally compliant, and transferable at resale.
Transparent, Fixed-Scope Estimates
We deliver complete, line-item estimates that reflect the actual scope of work — including footings, hardware, permits, and all finish details. There are no items added after you sign, and no cost categories we routinely discover after demolition begins. What you approve is what you pay.
Materials Specified for Pacific Northwest Conditions
The region’s moisture levels, seasonal freeze-thaw cycles, and prolonged UV exposure demand specific material choices and installation methods. We specify materials that perform in local conditions — not just materials that photograph well on the day of installation.
The Accountability of a Licensed General Contractor
As a licensed general contractor serving the Greater Sno-King area, ARK Contractors brings process discipline that individual trade contractors don’t provide. Every project is scoped, documented, permitted, and inspected. You get the same level of accountability on your deck that you’d expect on a full kitchen remodel or home addition.
From Free Assessment to First Footstep: How ARK Contractors Manages Your Deck Build
A well-built deck requires more than capable installation. It requires accurate site assessment, disciplined material sequencing, and clear communication from start to finish. Here’s how ARK Contractors manages the process.
1/7
Step 1 — Free On-Site Deck Assessment
We visit your property, evaluate the site conditions, assess grade and drainage, review any existing structure, discuss your design goals, and determine what permits will be required. This assessment forms the basis of a complete, accurate project estimate.
2/7
Step 2 — Full-Scope Estimate & Material Planning
We deliver a written estimate covering demolition (if applicable), concrete footings, structural framing, decking material, stairs, railings, permits, and all finish details. We review material options with you — composite vs. pressure-treated, railing styles, stair configurations — and finalize selections before any work is scheduled.
3/7
Step 3 — Permits & Pre-Construction Coordination
Where required — which includes most attached and elevated decks across King and Snohomish County — we manage the permit application, engineering documentation, and inspection scheduling. We do not begin site work until permits are in hand.
4/7
Step 4 — Site Preparation & Footing Installation
We excavate for footings, set post bases, and pour concrete to the correct depth for local frost conditions. Footings determine the long-term performance and safety of the entire structure. We treat them as the foundation they are.
5/7
Step 5 — Framing, Ledger Connection & Beam Work
Posts, beams, joists, and ledger connections are installed to structural specifications. Ledger attachments to the home are properly flashed and lag-bolted to prevent moisture infiltration at the connection point and ensure the deck performs structurally over its full lifespan.
6/7
Step 6 — Decking, Railing & Stair Installation
Decking boards are installed with correct gapping, direction, and fastening method for the material type selected. Railings are installed to current code height and structural requirements. Stairs are cut to consistent rise-and-run ratios and anchored correctly at both top and bottom.
7/7
Step 7 — Final Inspection & Homeowner Walkthrough
We walk the completed project with you, review every component, confirm the permit inspection is closed, and provide any warranty or care documentation for the materials installed. The project isn’t complete until you’ve seen everything and have no open questions.

Deck Building in the Pacific Northwest — Your Questions Answered
Do I need a permit to build a deck in King or Snohomish County?
In most cases, yes. Decks attached to the home, elevated above 18 to 30 inches (depending on jurisdiction), or above a certain square footage threshold require a building permit. ARK Contractors determines permit requirements as part of your initial assessment and manages the full permitting process. We do not begin work without permits in place.
How long does deck construction take?
A standard new deck installation typically takes one to two weeks once permits are approved and materials are staged on site. Multi-level decks, pergola integration, or projects involving significant demolition may take longer. We provide a clear project schedule at the time of estimate so you know what to expect before work begins.
What's the difference between composite and pressure-treated decking?
Pressure-treated lumber is lower cost upfront but requires periodic maintenance — staining, sealing, and board replacement over time. Composite decking systems cost more initially but require significantly less maintenance and carry manufacturer warranties of 25 to 30 years in most cases. We walk through both options at the estimate stage and help you choose based on your budget, long-term priorities, and how the deck will be used.
Can ARK Contractors replace only part of my existing deck?
Yes — if the structure is sound. We assess the full deck before recommending any approach. If selective board replacement or partial framing repair is appropriate, that’s what we recommend. We don’t push for full rebuilds when partial repair is the honest answer. But if the structure beneath the surface has problems, we tell you before we start — not after.
Does a new deck increase home value?
Consistently, yes. A well-built, permitted deck adds usable square footage, improves outdoor livability, and returns a meaningful portion of its cost at resale. Unpermitted or structurally deficient decks can do the opposite — flagging during inspection, complicating resale, and creating liability. This is one reason ARK Contractors insists on permit compliance on every project we manage.
What areas do you serve for deck construction?
ARK Contractors serves homeowners across the Greater Sno-King area — including Kirkland, Bothell, Redmond, Kenmore, Woodinville, Mill Creek, Lynnwood, Mountlake Terrace, Snohomish, and surrounding communities throughout King and Snohomish County.
Ready to Build a Deck That Actually Lasts?
ARK Contractors manages custom deck construction from the first site visit through the final permit inspection — with vetted subcontractors, transparent pricing, and zero coordination headaches on your end. We serve homeowners throughout the Greater Sno-King area with the same licensed general contractor standards we apply to every project we take on.
No surprise scope changes. No permit shortcuts. No subcontractor runaround.
